Cost
A flat roof is usually the cheaper option to build, particularly with a modern EPDM rubber or GRP fibreglass finish. A pitched roof costs more because of the extra timber, tiling and labour, but it tends to last longer, so the lifetime cost can even out.
Lifespan
A well-installed EPDM flat roof comfortably lasts 30 years, and modern systems are a world away from the old felt that gave flat roofs a bad name. A tiled pitched roof can last 50 years or more. Both are reliable when fitted properly - the key is the quality of the work, not just the type.
Look and ceiling height
A flat roof gives a clean, contemporary line and is often chosen for modern rear extensions; it can also allow a roof lantern or large rooflights to flood the room with light. A pitched roof suits more traditional homes and can give a vaulted ceiling inside. On a period property, a pitched roof often sits more naturally with the existing house.
Drainage and the coast
Pitched roofs shed water fast, which is an advantage in wet, windy coastal weather. Flat roofs are designed with a slight fall and good outlets to drain properly - done well they cope fine, but the detailing matters, especially in an exposed spot near the sea.
